Site Assessment

The price of a building isn’t the only important factor it its purchase. An often hidden cost in acquiring a structure is the possible environmental liability associated with the property.  You can avoid these potential liabilities by having our highly experienced professionals assess your property before you buy.

As a developer you must be aware of any potentail hazards, especially those that would fall under regulation set forth by the Comprehensive Environmental Response Compensation and Liability Act (CERCLA).  Responsibility for these environmental hazards rests with the current property owner.

There is, however an “innocent landowner defense” provision in the act, providing a defense if “all appropriate inquiry into the previous ownership and uses of the property consistent with good commercial or customary practice” is taken. LINK can perform this “appropriate inquiry” using practices developed by the ASTM.
